Before commencing your search we meet with you to understand your needs including the type of home you need, where you want to live, schooling and transport. We also look at properties that you have seen that you like and dislike to develop an understanding of what appeals to you in a new home.

From there we develop a comprehensive search brief which will guide us through your property search. Our search will include both on-market and off-market properties to ensure that we have uncovered and explored every opportunity that is available.

We support you from the beginning of your search all the way through settlement to ensure that you find the perfect home and that the process is as easy as it can possibly be.

Negotiate & Bid

Negotiating to buy a property can be a stressful and uncomfortable experience especially in a market where the majority of properties for sale are listed with no price guide.

Planning to bid at an auction? The excitement and terror of a live action battle is not the best way to find out how the process works and can lead to disastrous outcomes if you miss out or worse, get carried away in the moment and bid beyond your means.

We work with you to map out your offer or auction strategy and we help remove much of the stress and anxiety that the purchasing process can involve.

We manage the negotiation and contracting process with you to give you the best chance of success.

We then support you all the way through to settlement to ensure that the process is as easy as it can possibly be.

One of our most satisfying engagements is helping a first home buyer secure their very first home.

The market is increasingly hostile for first home buyers; there are the complex and confusing support schemes offered by state and federal governments, challenges securing finance and, the competitive pressures where demand far out-strips supply with properties often sold within hours of being listed for sale, not to mention no prices on listings, how do you value that property so you can make an offer and not over-pay or miss out all together?

The property market is increasingly difficult to navigate and with busy and time poor lives, trying to balance work, family and a social life, while trying to make time for a property search, it’s no wonder that home buyers and investors are turning to buyer’s agents to help them with their search.

Most people know that they should engage a real estate ‘sales’ agent to help when it comes to selling their home or investment property. In a similar way, a buyers agent is a qualified and licensed real estate agent who happens to specialise in buying property.

There are so many issues and risks that an untrained eye will miss especially when attending an open home and trying to take in an overwhelming array of information, feelings and sensations.

Engagement fee

An engagement fee is an up-front, non-refundable fee which is due when your search commences.

Typically, engagement fees range between $2,000 and $5,000, depending on the purchase price range for the property.

Success fee

A success fee is a fee that is payable once you have gone unconditional on your contract to purchase a property.

Success fees typically range from 1% through to around 2.5% depending on the purchase price range for the property.

Auction & Negotiate: we offer a range of services for specific needs such as bidding at auction.

Investor multi-purchase: we offer a flat property search fee for investors looking to acquire several properties over a set time-frame.

Book your free consultation

Your fee consultation will take between 20 and 40 minutes. In this consultation we talk through what you are looking for, your preferred areas, property features, must haves and nice to haves, budget and the steps required to be ready to purchase a property (eg, finance pre-approval). This can be on the phone, on a video call or in person.

Outline the process & document

We provide you with an outline of how we will approach your search, the steps and fees involved.

Once you are ready to start, we use a standard Queensland Government and REIQ agreement for the engagement of a buyer’s agent (form 6) which outlines our services, a summary of your brief, fees and various T&Cs.

Commence your search

We commence your search, reviewing all on-market listings while looking for pre and off-market properties.

You will have access to our online client portal where we will short list or reject properties with you as we work through the available properties we have found.
