What is a buyer’s agent &
what do they do?

The property market is increasingly difficult to navigate and with busy and time poor lives, trying to balance work, family and a social life, while trying to make time for a property search, it’s no wonder that home buyers and investors are turning to buyer’s agents to help them with their search.

Most people know that they should engage a real estate ‘sales’ agent to help when it comes to selling their home or investment property. In a similar way, a buyers agent is a qualified and licensed real estate agent who happens to specialise in buying property.

Purchasing a home or investment property will likely be the largest financial decision you will ever make so it make’s sense to engage an experienced and knowledgeable buyer’s agent to help you buy the right property, at a fair price, to avoid may of the risks and pitfalls while ensuring that the process is as smooth and enjoyable as it can be.

We gather your requirements to develop your brief. We look at the areas you love and others that you may not have thought of, your key must have requirements Vs desirables and the things you don’t want in your new home or investment property.

Searching for property

We look at everything that’s listed on-market and we actively source pre-market and off-market properties via our relationships with sales agents.

We will find and review more properties in a week than most people will see in a month.

We do the due diligence for things like; location, flood, roads and rail, proximity to schools, universities and transport.

When it comes to negotiating or bidding at auction, we have an unfair advantage as we understand the process, we know how agents and sellers think and, we know what strategies work best. The big difference in how a buyer’s agent works and the average buyer working for themselves; we don’t make an offer, instead we negotiate a purchase.

Book your free consultation

Your fee consultation will take between 20 and 40 minutes. In this consultation we talk through what you are looking for, your preferred areas, property features, must haves and nice to haves, budget and the steps required to be ready to purchase a property (eg, finance pre-approval). This can be on the phone, on a video call or in person.

Outline the process & document

We provide you with an outline of how we will approach your search, the steps and fees involved.

Once you are ready to start, we use a standard Queensland Government and REIQ agreement for the engagement of a buyer’s agent (form 6) which outlines our services, a summary of your brief, fees and various T&Cs.

Commence your search

We commence your search, reviewing all on-market listings while looking for pre and off-market properties.

You will have access to our online client portal where we will short list or reject properties with you as we work through the available properties we have found.
